Don’t Get Bogged Down in the Price Per Square Foot Swamp

  • When people make the decision to build their own home, whether at the beach or not, the first question they ask a builder is always, “What is your price per square foot?”  The problem though is that there is no standard definition of what constitutes a square foot in residential construction.  Tab Winborne Best 4x4 Beach House Builder Carova NC

  • Some builders might only include finished living areas in their cost estimates.  While others will also count any buildable areas including decking, garage space, unfinished basements all to manipulate the numbers in their favor.  How does this happen?  Let’s build a house shall we to explain further.

  • Our fictitious family wants to build a beach house.  The home will be three levels with a ground floor unfinished utility and storage space of 750 square feet.  The second and third levels will each have a 2000 square footprint.  There will also be 200 square feet of decking around the house.  So how many square feet are in this house?
    Builder One can look at the plans for this house and say it is a 4750 square foot house.  Their rationale is that the utility and storage space is still conditioned and must be counted.  They decide to quote the job at $100 per square foot. Tab Winborne Best 4x4 Beach House Builder Carova NC

  • Builder Two looks at the plans and decides that the house is actually 4441 feet using the tried and true method.  The mail levels are counted fully whereas the utility and storage level is counted at half value.  The decking is also counted at one third value.  Builder Two quotes the job at $107 per square foot.
    That is a difference of about 300 square feet and $7 per square foot.  But if you do the math, they are both quoting the house at roughly $475,000.  Builder One just looks more impressive because their quote appears to be less expensive.

  • This scenario happens all the time when people are looking for a builder.  Many times customers will get a quote from one builder and then try to pit them against another.  But unless the playing field is level and each quote is built on the same parameters there is no way to know which quote is actually the most affordable.
    In the end, a house costs what it is going to cost.  The best thing to do is determine what your budget is and then work toward that number.  Once you break down the numbers, you are able to show the customer why and how things cost what they do.  After that, the whole price per square foot is incidental.

7 Technologies to Create a Safer and More Efficient Home

In either of those cases, savvy homeowners are looking to technology to aid in the protection of their investment or to cut costs.  Here is a list of seven technologies that can be best added to your home during construction to help in those endeavors:
Charging Countertops


Imagine walking into your home and setting your cell phone down on the counter and have it immediately start to charge.  No cords, no docks, just sitting there on the counter.  This is a reality with a few companies providing wireless charging in their countertops today.  One example is the Tech Top technology available in LG’s Hausys HiMac and Viatera Countertops.  This new technology works with certain cell phones that allow for wireless charging, and depending on the company and model, may only charge one device at a time.
Smart Thermostats

  • A Festive Guide to Holiday Happenings on the Outer Banks
  • Many people make the decision to build a vacation home on the Outer Banks as an investment in their family’s future.  They enter the house into a rental program with visions of summer months completely booked with vacationers.  But little do they know that the holidays are a hotbed for rentals.  There are events throughout the season from Corolla to Hatteras.
  • Here is a simple guide to this year’s holiday happening’s all over the Outer Banks:
  • Candlelight Christmas Tours of the Whalehead Club
    Fridays in Corolla throughout December are home to candlelight tours through the famous Whalehead Club.  Take a trip through time and relive how Christmas was celebrated back when the club was first built in the 1920’s. Tickets are $20 and it is recommended to purchase in advance.  Tours run from 6-8 pm and include live performances on the homes original Steinway Piano, caroling, and refreshments.  The “Grand Illumination” of the Currituck Beach Lighthouse is this Friday December 9th.
  • Winter Lights
    Walk the grounds of the Elizabethan Gardens in Manteo every Tuesday through Saturday through the middle of January and experience the lights, sights, and sounds of the holiday season.  Winter Lights is a perfect Outer Banks Holiday Experience for the entire family. The gardens are decorated with thousands of twinkling lights and traditional decor that is a true holiday spectacle. Visit the Elizabethan Gardens website for extra special events now through January 21.
  • Manteo Christmas Celebration
    This weekend Roanoke Island will also become a winter wonderland. The Manteo Christmas festivities will bring the same holiday spirit that has inhabited the island for over 400 years.  The annual tree lighting in front of the old courthouse will take place on Friday, December 2.  It is preceded by the Fourth Annual Manteo Boat Parade beginning at 5:30 pm.  The following day is the 45th Annual Big Little Town Christmas Parade beginning at 10:30 am.  Santa will be available for pictures after the parade at Manteo Elementary School.
  • Duck Yuletide Celebration
    Witness an Outer Banks tradition with the lighting of the famous Duck Crab Pot Tree this Saturday, December 3rd.  It is the one of the signature events associated with the 6th Annual Duck Yuletide Celebration.  The choir from First Flight High School will be roving around town singing carols and ending up at the Town Park for Santa’s arrival on the Duck Fire Truck.  Coffee and light treats will be available from Treehouse Coffee and there will also be a hot chocolate bar provided by Ships Watch.  From 11am-4pm visitors can take part in The Great Yuletide Elf Hunt to receive a free gift and be entered into a drawing for baskets full of merchandise provided by Duck merchants.

    Holiday at the Museum
    The Graveyard of the Atlantic Museum will be hosting their 6th Annual Holiday at the Museum event in Hatteras from Noon-5 pm on December 10.  There will be a Winter Wonderland train display by master builder Charlie Klein along with a crafts table for kids.  Live music will also abound with performances by locals and professional musicians throughout the day.  Hot soups, ham biscuits, holiday cookies, and punch will also be available for guests.
    Hatteras Village Christmas Parade
    For an old-fashioned Christmas parade Hatteras Island is the place to be on December 10th.  venture down to Hatteras Island for the Annual Christmas Parade. The fun begins at Teach’s Lair Marina at 2pm and will run up NC-12 to the Hatterasman Drive-In. The local Coast Guard Vehicles will be decorated with holiday cheer along with a variety of floats, marching bands and horses.  Toward dusk Santa will arrive on the local town fire truck bringing the holiday spirit to all guests and especially the children in attendance.

  • The Poulos Family Christmas Lights
    People from all over North Carolina and Southern Virginia flock to see the most unique Outer Banks Christmas Tradition.  The Poulos Family Christmas Display is so famous that it has appeared on various television shows and networks from The Today Show to HGTV.  The home is located on Ocean Acres Drive in Kill Devil Hills and features a plethora of light displays and holiday decorations.  The home takes about 12 weeks to be fully decorated and reportedly costs about $3500 a month in energy bills.  The show starts at 6 pm every evening now through New Year’s.  This amazing extravaganza will change the way you look at Christmas Lights forever.

Living on the Outer Banks during the winter has unique challenges.  If last year has taught us anything, it is that pretty much anything can happen.  Now the hot button buzzwords across social networks and the media have changed from Polar Vortex to El Nino. 

Everyone wants to know how bad winter will be and whether or not we will see colder than normal temperatures and the dreaded snow again.  The truth is, nobody knows what the weather will be like in January and February.  All you can do is prepare for what might be.

Here are some tips for preparing your Outer Banks home for whatever Mother Nature sees fit to throw at us in the coming months.

Heating Care

 

Heating equipment is the second leading cause of all home fires averaging over 300,000 a year.  Especially in an area like the Outer Banks, where your heating system may not get as much work, it is easy to overlook this component.  Don’t make that mistake.

Without your furnace, you and your family will be cold and miserable this winter.  Examine the blower belt and oil the blower motor.  Change or clean all filters and make sure all vents are open to allow your system to function normally.  Failure to do so may result in expensive damage to your HVAC system.

Chimneys are the most common cause of heating related fires in the home.  If your house has a chimney, make sure it is clear and clean before lighting the first fire of the season.  When not in use, it is important to keep the damper closed to keep cold air out and heating bills low.

Inspect Your Home

Check in attics or crawlspaces for broken windows or sources of drafts that might allow for cold air or water to enter your home.  Roofing shingles should be inspected as well as a potential entry point.  It is best to make any repairs now before a small problem becomes a major project.

You also want to be sure that cold air does not reach your plumbing.  Last year’s extreme temperatures proved that even on the Outer Banks, anywhere there is water can be susceptible to freezing under the right conditions.  This includes sprinkler systems.

Make sure that all pipes have access to climate controlled air that will not go below 40 degrees.  Any water pipe that is exposed to conditions below that level will need to be treated with some form of insulation.

Outdoor Preparation

Remove any debris that could have built up in your gutters.  This will allow rain, snow, and ice to drain properly and prevent structural damage to the home. It is also important to remove screens and replace them with storm windows.  This will allow for better insulation and more efficient heating through the cold months.

Bring in all outdoor furniture or secure and cover it if space is not available inside.  You do not want your outdoor equipment damaged or becoming 
projectiles in the winter elements.  Make sure any pools are properly    closed for the season.
